Inspired by its serene setting and gracious forms, the renovation of this 5,200 SF lobby atrium at 9201 Corporate Boulevard in Rockville, MD, achieved a level of sophistication that beautifully rejuvenated the building's main entrance. Elimination of interior floor level changes and softening the perimeter garden areas result in a more comfortable, human space that better relates to the exterior and engages the visitor. The result is a timeless yet contemporary environment that continues to delight visitors and office tenants alike.
CHEVY CHASE, MD
The Chevy Chase Land Company owns and manages a number of properties in the DC metro area and GTM Architects has been involved in Tenant Services as well as base building upgrades for several of their buildings. Most recently, GTM has been renovating restrooms and upgrading elevator lobbies and public corridors for six floors at 2 Wisconsin Circle in Chevy Chase, MD.
This project has followed LEED best practices throughout the documentation and construction process in a variety of ways. These features not only create an updated design aesthetic, but also reduce the overall environmental impact for the building.
MCLEAN, VA
This outdated 1980’s Government and Corporate Office building in the heart of McLean, Virginia got a much needed exterior and interior renovation by the design team. The concept was to promote a serene yet professional environment both inside and out. Starting with the exterior hardscape, the design team improved site lines to the building by adding new street and building signage and incorporating a fountain and built in benches at the main entrance.
The main lobby and typical corridors on each floor were also completely renovated with new energy efficient lighting; interior graphics, directories and way -finding. The entire project was delivered on a fast track timetable with demolition and construction proceeding while the building was fully operational. Throughout the process, construction disruptions were carefully orchestrated to maintain day- to- day operations and cause as little disturbance as possible to building occupants.
ROCKVILLE, MD
This building was constructed in 1980, and has three tenant floors, each one totaling approximately 108,000 square feet. The scope of work included the complete renovation of the existing building lobby and the creation of a new thru-lobby; doors and storefront systems were replaced; new elevator lobbies and multi-tenant corridors on the 2nd & 3rd floors were created; complete renovation and ADA improvements were made to all restroom areas.
FAIRFAX, VA
High Ridge Building Complex has undergone a full service building renovation of all of its public spaces to include its 3 main lobbies and all the secondary hallways and lobbies. There are new stairwell canopies at entrances to parking garages similar to the architectural language of the building entrances. The surrounding landscape has been softened, paths simplified and way finding and identity signage built into the landscape, creating a comprehensive and inviting building approach.
WASHINGTON, DC
This 30,000 sf, 12-story office building in northwest Washington, DC was renovated to update the façade and lobby area. In an effort to maintain the existing marble surfaces, GTM used ceiling details and accent lighting to add interest and define the spaces, along with upgrades made to the reception desk. On the exterior, the storefront was replaced, and a stainless steel architectural grid structure was added to the lower level facade, along with upgraded lighting to enhance the facade.
ROCKVILLE, MD
Building lobby renovations, wayfinding, and landscaping for four Office Buildings were a part of this Asset Transformation Project located in a wooded park complex in Rockville, MD. Upon completion of this project, leasing accelerated resulting in 100% occupancy.
